APPLICATION/VIEWING INFORMATION:
*We do our best to meet the needs of clients and customers in a timely fashion. Our office is not open to walk-ins, appointments are required. Office hours may vary, and the office is closed on most major holidays. Please check our website and Facebook page periodically for updates.
*If we are unavailable to take your call, we ask that clients and customers use emails or voicemails to communicate with us as necessary. Please see the communication methods listed below. Please allow 24 hours before leaving multiple messages. Agents and staff will respond and/or schedule in-person appointments as needed.
*RENTAL VIEWING:
-ALL interior viewings of currently available units are electronic on this page until an applicant is preliminarily approved. ("Coming Soon" property photos are not yet available – check the site frequently for updates). Preliminarily approved applicants may schedule in person showings when a property is available.
-Properties that will consider animals are written as such in the property description.
*APPLICATIONS:
-Applications may be submitted online or in our dropbox (links available at the bottom of the page);
-Non-refundable application fee per adult: $25 online with a credit/debit card, $30 paper with check/money order.
-All adult residents must be on the application.
-All applications must include a copy of photo ID, proof of employment/other income (two most recent full pay stubs, etc. in pdf format preferred – phone screenshots are not sufficient), and application fee (check/money order payable to Wadsworth Real Estate for paper applications only, or credit card payment required for online submissions).
-Applications submitted for properties that indicate "animals considered" must be accompanied by an animal registration application through the link below.
-Please allow approximately 3-5 business days after submission for processing. Applications are valid for approximately 30 days (do not submit multiple applications for multiple properties – contact the office for address additions or changes).
-Applicants will be contacted and/or scheduled for in-person viewings when an application has been preliminarily approved and the property is available to show.

RENTAL POLICIES
Viewing: Once preliminarily approved, applicants may view units "available now" by appointment during regular business hours, 8:30-4:30 weekdays (call the office or visit the Facebook page for holiday or emergency closures) with proper identification and a $20 key deposit (refunded upon key return). Keys must be returned immediately after viewing the same day. "Coming soon" rental units will be updated when available to view. Deposits: Security Deposit equal to the rent amount required. Additional deposits for animals may be required if approved/applicable. Complete rental policy and animal policy available by request. Applications: There is a non-refundable application processing fee per applicant (per adult), payable upon submitting the application to our office: online $25, paper $30. All applications must include a copy of a photo ID and proof of income to complete processing. Applications may be completed online with a credit card or downloaded/printed and turned in to our Dropbox with the application fee, payable by check/money order.
